What Are Estate Agency Fees?

When selling your property, it is worth keeping in mind the fees that can very quickly add up. However, the charge which is usually one of the highest is the estate agent fee, which is normally set at a percentage of the house sale, plus VAT. The percentage can often look low, but in reality can carry a large financial burden and easily calculate at thousands of pounds.


The Average Estate Agent Fee?

According to getagent.co.uk, the average estate agent percentage fee is between 0.75% and 3% depending on where in the country you are based and also the value of your property. In some parts of London you can expect to pay an average of £9000 to sell your home.

Open to Negotiation?

If an estate agent wants to charge you more than 2%, we would suggest you try to negotiate a lower rate. Whilst it is important to understand the amount of work that goes in to selling a property, it is also vital that you are not paying over the odds. Many people find negotiating awkward, but what is the worse that can happen…they refuse to lower the percentage and you find a different estate agent (possibly Spearhead!). Or, you end up saving thousands of pounds. WIN WIN.

High Street Agent or Online Agent?

Selling your property online is usually the cheaper option as we don’t have large rental overheads on offices and we can pass this saving on to you.

Whilst we truly believe that the high street agent will always have a place and many of them offer a great service (not necessarily value), we have created Spearhead to take the best qualities and pass on the savings.
